In our “Royal Residences Rožaje” project, you can choose from two carefully designed house variants – both offer well thought-out floor plans, high-quality construction and flexible design options, adapted to your needs and wishes.

“Casa Šuma”

the compact bungalow (approx. 83 m²)

This version offers two cozy bedrooms, a spacious bathroom, a separate guest WC and an open-plan living and kitchen area with access to the terrace. Ideal for couples, small families or as a vacation home for two to four people.

“Casa Planina”

the extended family home (approx. 105 m²)

This larger version offers more space for families or guests: two separate bedrooms and an additional, open sleeping area on the upper floor (e.g. gallery or guest corner) enable comfortable living on two levels. A spacious living and kitchen area, a guest WC, a bathroom and a beautiful terrace are also part of the basic features here.

Tradition meets comfort: Stylish bungalow in traditional Montenegrin design

This charming bungalow is built in the classic Montenegrin style – a harmonious interplay of natural stone and wood. The load-bearing structure consists of a timber frame combined with natural stone walls with white joints on two sides. The building stands on a solid concrete floor slab, which is protected against rising damp by special insulation.

Interior fittings & materials

The floors in the bedrooms are made of high-quality wood, while the living area, kitchen, bathroom and guest WC are fitted with modern tiles. Electric underfloor heating provides pleasant warmth in the bedrooms. The entire house is also heated by efficient infrared heaters. There are also plans to install a fireplace in the kitchen – for a particularly cozy atmosphere.

Kitchen & Sanitary

The kitchen is fitted with high-quality and functional equipment – the customer has the opportunity to help shape the design and incorporate their individual wishes. The sanitary objects are not included in the purchase price, but can be delivered and professionally installed after selection by the customer.

Roof construction & insulation

The ceilings are fitted with decorative exposed wooden beams. Modern insulation with multi-layered fiberglass foil is used in the ceilings and wooden walls – for optimum energy efficiency and a pleasant indoor climate.

Windows & protection

The windows are made of durable aluminum and are equipped with integrated fly screens – functional, easy to clean and ideal for living in a natural environment.

Outdoor area & additional services

Fences, parking spaces and a carport are not included in the purchase price, but can be planned and implemented according to individual ideas. We will be happy to prepare a separate offer for this. The garden design is also available on request and is also calculated individually – creating your own personal feel-good home.

Location

The region around the town of Rožaje in Montenegro is currently in a phase of strong growth – and therefore offers a rare opportunity to invest early in an area with high development potential.

The Montenegrin government has recognized the tourism potential in the north of the country and is making targeted investments in infrastructure.

A key project is the new “Štedim-Hajla” ski resort, in which the state has invested heavily. The state-of-the-art facility is set to become the most modern ski resort in the entire Balkans. The construction work has already been completed and the first regular operation is planned for winter 2026.

This development will bring numerous winter vacationers and active tourists to the region in the coming years – which will rapidly increase the demand for vacation accommodation and high-quality domiciles.

A central feature of the project is the lovingly designed communal outdoor area, which is available to all residents. It has been designed to allow both retreat and socializing – a place for relaxed afternoons, happy children’s games and convivial evenings in the open air. At the heart of the complex is a spacious outdoor pool, surrounded by a well-tended sun terrace with sunbathing areas. Right next to it, a covered outdoor kitchen with seating invites you to barbecue, eat together or simply enjoy the evening atmosphere in nature.

Each house has a plot of approx. 500 m².
