Exclusive living in harmony with nature and a magnificent view of the mountains—in northern Montenegro
In the idyllic mountainous region surrounding the town of Rožaje, a unique residential development is taking shape, featuring ten high-quality single-family homes—nestled in breathtaking natural surroundings, quietly situated on the edge of the forest, yet conveniently close to town, shopping, and the new Štedim-Hajla ski resort.
The “Royal Residences Rožaje” project offers you a comprehensively designed living concept that is perfectly suited for owner-occupiers, those seeking nature and tranquility, and investors looking to rent out their properties.
The Houses – Tradition Meets Comfort
Two options to suit individual living needs
In our “Royal Residences Rožaje” project, you can choose from two carefully designed home options—both featuring well-thought-out floor plans, high-quality construction, and flexible design options tailored to your needs and preferences.
“Casa Šuma”
The compact bungalow (approx. 83 m²)
This unit features two cozy bedrooms, a spacious bathroom, a separate guest restroom, and an open-concept living and kitchen area with access to the patio. Ideal for couples, small families, or as a vacation home for two to four people.
“Casa Planina”
the expanded family home (approx. 105 m²)
This larger layout offers more space for families or guests: Two separate bedrooms, as well as an additional open sleeping area on the upper floor (e.g., a loft or guest area), allow for comfortable living on two levels. Here, too, the standard layout includes a spacious living and kitchen area, a guest restroom, a bathroom, and a beautiful terrace.
Features
Tradition Meets Comfort: A Stylish Bungalow Built in the Traditional Montenegrin Style
This charming bungalow is being built in the classic Montenegrin architectural style—a harmonious blend of natural stone and wood. The load-bearing structure consists of a wooden stud frame combined with natural stone walls, which feature white mortar joints on two sides. The building stands on a solid concrete foundation slab that is protected against rising damp by special insulation.
Interior Design & Materials
The floors in the bedrooms are made of high-quality wood, while the living area, kitchen, bathroom, and guest restroom feature modern tile flooring. Electric floor heating provides pleasant warmth in the bedrooms. In addition, the entire house is heated by efficient infrared heaters. Plans also call for the installation of a fireplace in the kitchen—to create a particularly cozy atmosphere.
Kitchen & Plumbing
The kitchen will be equipped with high-quality, functional fixtures—and the customer will have the opportunity to help shape the design and incorporate their individual preferences. Plumbing fixtures are not included in the purchase price but can be delivered and professionally installed once the customer has made their selection.
Roof Construction & Insulation
The ceilings feature decorative exposed wooden beams. Modern insulation consisting of multi-layered fiberglass sheeting is used in both the ceilings and the wooden walls—ensuring optimal energy efficiency and a comfortable indoor climate.
Windows & Protection
The windows are made of durable aluminum and feature built-in fly screens—functional, easy to maintain, and ideal for living in a natural setting.
Outdoor Area & Additional Services
Fences, parking spaces, and a carport are not included in the purchase price but can be planned and built according to your individual preferences. We would be happy to provide a separate quote for these. Landscaping is also available upon request and will be priced individually—allowing you to create your very own comfortable home.
Location
The region surrounding the city of Rožaje in Montenegro is currently experiencing a period of strong growth—offering a rare opportunity to invest early in an area with high development potential.
The Montenegrin government has recognized the tourism potential in the northern part of the country and is making targeted investments in infrastructure.
A key project in this effort is the new “Štedim-Hajla” ski resort, in which the government has made a major investment. The state-of-the-art facility is set to become the most modern ski resort in the entire Balkans. Construction has already been completed, and the first full season of operation is scheduled for the winter of 2026.
This trend will draw numerous winter vacationers and active tourists to the region in the coming years—which will cause the demand for vacation rentals and high-quality accommodations to rise rapidly.
A tourist attraction all year round
But Rožaje isn’t just a magnet in winter. During the spring, summer, and fall months, the region attracts nature lovers, hikers, and those seeking peace and quiet. The picturesque surroundings, countless hiking trails, the dense forests right behind the project area, and the crisp mountain air make Rožaje the perfect starting point for outdoor activities. The landscape’s unspoiled beauty is reminiscent of what many regions in Europe have already lost.
Currently, the selection of vacation rentals in this region is still quite limited—those who invest now will benefit from low competition and long-term prospects.
A Climate Retreat—Ideal in Both Summer and Winter
Another key advantage of the region is its mild climate:
While Montenegro’s coastal region suffers from intense heat in the summer, Rožaje offers a pleasant climate with hot days and refreshingly cool nights—ideal for anyone who wants to spend the summer in the mountains. This makes the region a popular retreat for coastal residents and tourists seeking relaxation away from overheated vacation spots.
In winter, Rožaje stands out with a genuine snow guarantee—something that is becoming increasingly rare in Europe. Its high elevation and geographical features regularly ensure snow-covered landscapes and a dreamlike winter idyll, ideal for winter sports enthusiasts and those seeking relaxation.

The Common Area
Enjoyment & Fun
A key feature of the project is the lovingly designed communal outdoor space, which is available to all residents. It was conceived to offer both a place of retreat and a space for socializing—a spot for relaxing afternoons, children’s games, and convivial evenings under the open sky. At the heart of the complex is a spacious outdoor pool, surrounded by a well-maintained sun deck with lounging areas. Right next to it, a covered outdoor kitchen with seating invites residents to barbecue, dine together, or simply enjoy the evening atmosphere surrounded by nature.
Elements of the Common Area
Outdoor pool with a sun deck and lounge chairs
Covered outdoor kitchen with a grill area and seating—perfect for summer evenings spent with friends and family
Children’s playground with a slide, swings, a merry-go-round, and picnic benches
Green spaces and paths with atmospheric lighting
The complex consists of 5 large and 5 small houses, as well as a common area with a swimming pool and an outdoor kitchen.
Each house comes with a lot of approximately 500 m².
There will be a shared service for the complex: maintenance of the outdoor areas, rental service, and shuttle service to the city, the airport, and the ski resort.
