Long-term rental in Montenegro offers many advantages, but there are some important points to bear in mind:

1. Tenancy agreements with a notary
   Tenancy agreements are usually concluded with a notary, which offers both the tenant and the landlord additional security and advantages. This is common practice in Montenegro.
2. Availability of properties
   We cannot guarantee that the advertised properties are available at all times, as they are also marketed by other agencies and may have been rented out directly in the meantime. It is therefore necessary to always check the current availability with us.
3. Rental properties on our website
   We keep the rental properties on our website, even if they are temporarily rented out, as they may become available again once the rental contract expires. This gives you the opportunity to plan for the long term.
4. Agency commission
   We charge an agency commission, which usually amounts to one month’s rent and is usually paid by the landlord.

   We only act as an agent for the rental properties and assume no liability or responsibility.
6. Support with brokerage and viewings
   We view the rental properties together with you and also provide linguistic support in mediating between tenant and landlord. Our staff speak German and Montenegrin, and an interpreter can be called in if required. We will also be happy to accompany you to the notary appointment, where the rental agreement will be signed by both parties, and are always available to answer any questions or requests you may have.

8. Residence permit in Montenegro
   A long-term rental alone is not sufficient to obtain a residence permit in Montenegro. Without this permit, a stay of up to three months is permitted. For longer stays, it is necessary to apply for a residence permit.
9. Rental prices
   Rental prices may change over time. As it is not possible for us to keep the prices of all properties up to date, it may happen that the prices quoted no longer correspond to the current status. We ask for your understanding that we are not in a position to contact all landlords on a regular basis in order to request price adjustments for a large number of properties. The current rental prices must therefore be requested individually.
