1: Lease Agreements at the Notary’s Office
Lease agreements are generally executed at the notary’s office, which offers both the tenant and the landlord additional security and benefits. This is standard practice in Montenegro.

2: Availability of Properties
We cannot guarantee that the advertised properties will be available at all times, as they are also marketed through other agencies and may have been rented directly in the meantime. It is therefore necessary to always check with us regarding current availability.

3: Rental Properties on Our Website
We keep rental properties listed on our website even if they are temporarily rented out, as they may become available again once the lease expires. This allows you to plan for the long term.

4: Agency commission
We charge an agency commission, which usually amounts to one month’s rent and is usually paid by the landlord.

6: Support with mediation and viewing
We will view the rental properties together with you and provide language support to facilitate communication between tenant and landlord. Our staff speaks German and Montenegrin, and an interpreter can be provided upon request. We are also happy to accompany you to the notary appointment where the rental agreement is signed by both parties, and are available to answer any questions or address any concerns you may have.

8: Residence permit in Montenegro
A long-term rental alone is not sufficient to obtain a residence permit in Montenegro. Without this permit, a stay of up to three months is permitted. For longer stays, it is necessary to apply for a residence permit.

As it is not possible for us to keep the prices of all properties up to date at all times, it is possible that the prices stated may no longer correspond to the current status. We ask for your understanding that we are not in a position to contact all landlords on a regular basis in order to request price adjustments for a large number of properties. The current rental prices must therefore be requested individually.
