Banke nude razli\u010dite modele finansiranja koji su posebno prilago\u0111eni kupovini ku\u0107a ili stanova. Ali u Crnoj Gori je situacija potpuno druga\u010dija. Zemlji\u0161te se obi\u010dno prenosi preko porodice, a izgradnja se odvija kada ima dovoljno sredstava.    <\/p>\n<p>Kredit za nekretnine u Crnoj Gori rijetko podi\u017eu lokalni stanovnici. Ovo je, izme\u0111u ostalog, zbog \u010dinjenice da tro\u0161kovi \u017eivota i zarade u Crnoj Gori \u010desto nisu dovoljni za dugoro\u010dno servisiranje rata kredita. Dok su krediti za nekretnine stranim kupcima prili\u010dno \u010desti u drugim zemljama, crnogorske banke \u010desto stoje na putu. Glavni razlog za to je nedostatak sigurnosti iz perspektive banaka. Kredit za nekretnine u Crnoj Gori odobren fizi\u010dkom licu iz inostranstva nosi ve\u0107e rizike za banku. Ako i dalje \u017eelite da poku\u0161ate, trebalo bi da budete spremni za intenzivne pregovore i eventualno da budete u mogu\u0107nosti da pru\u017eite dokaz o kolateralu u drugim zemljama kako biste pove\u0107ali svoje \u0161anse da dobijete zajam. Ali i ovdje banke postavljaju visoke prepreke. Kredit za nekretnine obi\u010dno se odobrava samo ako je kompanija u plusu najmanje pet godina zaredom i mo\u017ee pokazivati \u200b\u200bstabilnu prodaju. Banke \u017eele osigurati da je kompanija dovoljno solidna da dugoro\u010dno servisira kredit.   <\/p>\n<p>Ovi strogi zahtjevi posebno ote\u017eavaju novoosnovanim preduze\u0107ima dobijanje kredita za nekretnine u Crnoj Gori. Dok su kamatne stope posljednjih godina relativno niske u mnogim evropskim zemljama, u Crnoj Gori je kamatna stopa znatno vi\u0161a. Ovo predstavlja dodatno optere\u0107enje za zajmoprimce jer se mjese\u010dne otplate zna\u010dajno pove\u0107avaju.  <\/p>\n<p>Kamate na kredit za nekretnine u Crnoj Gori variraju u zavisnosti od banke i kreditne sposobnosti zajmoprimca, ali su obi\u010dno izme\u0111u 6% i 8% godi\u0161nje. To su kamate koje odvra\u0107aju mnoge potencijalne kupce, posebno ako dolaze iz zemalja u kojima su kamate na kredite znatno ni\u017ee. Svi koji su ozbiljno zainteresovani za kupovinu nekretnine neka se ne ustru\u010davaju da upute upit raznim bankama i oku\u0161aju sre\u0107u. Neke banke koje su potencijalno spremne da daju kredite za nekretnine u Crnoj Gori su:  <\/p>\n<ul>\n<li><strong>Crnogorska Komercijalna Banka (CKB)<\/strong> : Jedna od najve\u0107ih banaka u Crnoj Gori, koja nudi i kredite za nekretnine. \u0160anse su ve\u0107e ako djelujete kao kompanija i mo\u017eete dokazati solidan kreditni rejting. <\/li>\n<li><strong>NLB Banka<\/strong> : Deo slovena\u010dke NLB Grupe, NLB Banka u Crnoj Gori nudi \u0161irok spektar finansijskih proizvoda, uklju\u010duju\u0107i kredite za nekretnine.<\/li>\n<li><strong>Erste Bank<\/strong> : Austrijska Erste Banka posluje u Crnoj Gori i tako\u0111e nudi kredite za nekretnine. Me\u0111utim, i ovdje se primjenjuju strogi kriteriji kreditne sposobnosti. <\/li>\n<li><strong>Hipotekarna banka<\/strong> : Jo\u0161 jedna velika banka u Crnoj Gori koja tako\u0111e nudi kredite za nekretnine.
